once the initial design has been approved, a complete design proposal is initiated along with a zoning review and verification, site plan analysis, building area and foundation options and allowances, estimated timeline, building massing sketches and a 3D rendering package showing the building on-site, along with a project budgetary quote, for approval, to move onto the next step.

engineering + reservation.

once the design proposal has been accepted, architectural set drawings are first generated for engineering approval, as well as, all documentation required for submission to local building officials for permit approval. Included is a project timeline report, site and floor plans, elevations, sections, structural foundation design, energy assessment, soil and flood zone reports, land preparation scheme.  Production spot and unit price is held for 3 months.

concurrent with the off-site manufacturing of the modular systems, which includes all structural components as per our engineering specifications, furring and insulation, glazing, entry systems and exterior painting, we coordinate the site preparation and foundation work with the Owner, as well as,  the connection of services (electrical, mechanical, plumbing).
